Buying a Home

Whether you’re a first-time homebuyer, looking to downsize or searching for your dream home, I will make you my priority.  I will put my extensive market knowledge and fine tuned negotiating skills to work to make the perfect match!

Here’s a brief look at what you need to do and what you can expect during the buying process:

1. What Can You Afford?

Before ever going out to your first open house or agent appointment you need to speak with a mortgage broker to see how a bank or lending institution will look at your financial picture. This will help determine the realistic comfort zone for your purchase.

2.  The Right Fit

Next up is finding a Realtor who will listen to your dreams and needs and be honest with you about how your wants and desires match up with your buying power. You will spend a good amount of time with this person while searching for your home so you need to feel comfortable with them and trust what they are telling you.  In the State of CT we have mandatory buyer representation so you will need to sign a buyer contract with the agent for them to be able to show you properties that are not listed with their firm.

3.  Dream – Explore – Discover

Let’s find your new home! There are many things that will help accomplish this step and it’s a joint effort. My knowledge of the available inventory is key, and I will set you up for automatic delivery of home listings that fall within your price range and wish list, to find a perfect match.  No need to search all the real estate sites – homes that are available will be sent to you automatically as soon as they come on the market.

4.  Can We Talk?

You’ve found THE home – time to submit an offer.  My job is to educate you on the comparable properties both in the area of your new home and similar properties. This way we can present a well thought out offer. We will continue negotiations to secure the best deal possible.

5.  Where the Rubber Meets the Road

Throughout my career I’ve built strong relationships with attorneys, inspectors, contractors and insurance providers – we will all work together to get you into your new home – GO TEAM!

6.  Keep Your Eyes on the Finish Line and Not the Turmoil Around You

I will help you through every step – home inspection and interpreting the findings; coordinating the attorney, the appraisal and the mortgage process; keeping you on top of closing details and helping you with all your moving logistics and, most importantly – welcoming you home!
